Frequently Asked Questions

A fire report is required as part of the building consent documentation for new and altered commercial or multi residential buildings. A fire report is also needed for some subdivisions or when the use of the building changes , for example from commercial use to accommodation.

The type of fire report you need depends on the nature of your project. For new construction, a fire report is required to meet Building Act Section 17 requirements. For alterations, a fire report is required under Building Act Section 112 and includes an assessment of means of escape. For changes of building use, a fire report is required under Building Act Section 115 and includes an assessment of means of escape and the protection of other property. For subdivisions, a fire report is required under Building Act Section 116A and also includes an assessment of means of escape and the protection of other property.

No, not at all. Building Act section 112 allows the building to still have compliance gaps after a proposed alteration. The building only needs to comply ‘as nearly practicable’, which is why we provide a co-called ‘gap’ report, which is supports the compliance gaps by a sacrifice-benefit analysis.

Simple assessments to the Acceptable Solutions generally cost between $2,000 and $3,500, more complex building assessments cost up to $5,000 - 6,000, and Verification Method assessments and Alternative Solutions generally cost between $12,000 and 18,000.

A fire report assesses as a minimum that the escape routes and any fire safety systems, as well as the building materials used and if fire separations and fire doors are required to meet Building Code Compliance.
